A home valuation is a professional opinion of what your home would sell for today. It is not a single number. It is a range, built by weighing every factor that reasonably affects value. A range gives you room to price with intent: toward the low end for speed, toward the high end for patience, or in the middle to meet the market. The range is your starting point for every decision that follows: pricing a listing, refinancing, borrowing against equity, or planning the next move.
We calculate value using the Five Factors of Value: location, condition, functionality, comparable sales, and motivation. Location decides which comps even count. Comparative Market Analysis
A Comparative Market Analysis, or CMA, is a simpler.realestate agent's professional opinion of what your home would sell for today. It is a range, not a single number, built on the Five Factors of Value. The agent walks your home, reviews properties in your neighborhood that have recently sold, gone pending, or been withdrawn, and reads the market: absorption rate, days on market, and where the trend is heading. Each comparable is judged against your home on beds, baths, size, condition, garage, year, and lot, and each is adjusted better, equal, or worse. The result is a value range you can price to, defensible comp by comp.
Appraisal
An appraisal is a licensed, independent opinion of value typically ordered by a lender, usually during a purchase or refinance. The appraiser inspects the home, reviews recent comparable sales, and delivers a certified valuation for the lender's underwriting. Appraisals typically cost the homeowner up to $500 and are paid at the time of order. An appraisal is not always the best pricing tool. It is a generally a document for financing.
